1. Start with a real pricing conversation — not a guess.

Pricing is the single biggest decision you’ll make, and it’s where sellers lose the most money in both directions. Price too high and your home sits, goes stale, and ends up selling for less than it would have with a smart price on day one. Price too low and you leave money on the table. Online estimates can’t see your renovated kitchen or your busy road. 2. Handle the small repairs buyers notice first.

Together, they whisper to buyers: this home hasn’t been maintained. A weekend and a few hundred dollars spent on minor repairs consistently returns many times that at the closing table — and it takes ammunition away from buyers during inspection negotiations.

3. Declutter like you’re already moving. (You are.)

Buyers aren’t buying your home — they’re buying their future in it, and they can’t picture it through your stuff. Clear the countertops, thin out the closets (packed closets read as “not enough storage”), and pack away personal photos. You’re moving anyway. Consider this a head start.

 

4. Deep clean until it squeaks.

Nothing is cheaper or higher-return than clean. A professionally deep-cleaned home smells like it’s been cared for — and buyers absolutely make emotional decisions in the first 60 seconds. Pay special attention to kitchens, bathrooms, windows, and floors.

5. Boost your curb appeal.

Buyers form an opinion before they reach the front door — and many drive by before ever booking a showing. Fresh pine straw or mulch, trimmed shrubs, a pressure-washed driveway, and a clean front door are inexpensive projects that change how your home shows in person and in photos.

6. Let the light in.

Bright homes feel bigger, newer, and happier. Open every blind, clean every window, and swap dim bulbs for brighter ones. When your home is photographed and shown, light is doing the selling.

7. Get professional marketing — because buyers shop online first.

Nearly every buyer will meet your home on a screen before they ever step inside. Phone photos and a bare-bones listing cost you showings, and fewer showings mean weaker offers.
